Silver Package is perfect for couples and homeowners who are very early in their home planning phase. It comes with a set of drawings and documents that will help you gauge building costs and check on your site feasibility. 

This Package includes :

4. General Information Plan Guide

 

Gold Package, they are best suited for people to start developing their home project. The drawings and documents contain added technical drawings that will allow you to start building.

This Package includes :

1. Silver Package
2. Structural Drawings
3. Door and Window Schedule
4. 2 D Sectional Elevation Technical Drawing

 

Platinum Package, they are perfectly suited for people looking for value for money and time. It includes design, material and fixture specifications that will allow you to craft your home building project with precision and ease.

This package will include : 

1. Gold Package
2. Working Drawings
3. Detailed Kitchen & Toilet Details
4. Electrical Layout
5. Plumbing Layout
6. Material Specification 

Structural Sizing and Code Conformity

It is important to note that all plans sold on Ongrid.Design™ House Plans will have the entire structure sized; this includes:

• All floor beams, columns and ceiling beams
• Roofs are designed to be trussed or, if stick framed, show all rafter sizes and intermediate bearing points for a specific live load. You may need to have the roof members resized locally for particular custom loads.
• Blueprints from Ongrid.Design™ House Plans are guaranteed to conform to the National Building Code (NBC-2016)

Additional Engineering/State Stamp

There may be another step you will need to take to insure your house plans comply with local codes. Despite our all-inclusive structure on our plans, some areas of India have additional engineering. You may need to hire a state licensed structural engineer to analyze the design and provide other drawings and calculations required by your local building department. Examples of this would be, but not limited to,

• Earthquake-prone areas of Gujrat and the North-Eastern States.
• Cyclone risk areas like Konkan and the Coromandel coast.
• Chandigarh and UT

If you aren’t sure, local building departments typically have a list of all of the items they require to submit to obtain a permit to build.

Additionally, stock plans do not have a professional stamp. If your building department requires one, they may only accept a stamp from a professional licensed in the State where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. 

Foundation Site Plan

Our foundation plans have been designed for universal conditions and do not address a specific site. It is recommended that soil samples be taken at the site by a local soil testing laboratory. A local structural engineer should modify the foundation to comply with the soil testing laboratory’s findings and recommendations.

Site and Septic Plan

In addition to the house plans you order, you may also need a site plan that shows where the house will be located on the property. Your home builder or surveyor can usually help with this step.

You may also need a septic design unless a sanitary sewer system serves your lot. Many areas have area-specific energy codes that may also need to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

If you aren’t satisfied with your purchase, Ongrid.Design™ House Plans offers a one-time 14-day exchange policy for non-electronic plan packages for plans that have not been modified, used, marked on or copied. Reproducible, PDFs, CAD files, Study/Review Sets, PDF Bid Sets and modified house plans are not returnable or exchangeable. Also, permitted exchanges are subject to a 20% restocking fee and all sales of house plans, including those requiring modification customizations. All customization/modifications are final and not returnable or exchangeable for any reason. After purchasing plans, be sure to review the contents of your order immediately. If you have any questions, concerns or issues about your order, you must contact a Ongrid.Design representative in writing within 14 days of your purchase date. In the event of a permitted exchange, your order must be returned to Ongrid.Design within 14 days of the purchase date and note that returned blueprints that look used, redlined or copied are not exchangeable.
