Custom house plans, drawn for the plot.
Ongrid's home plans are drawn by salaried architects working under Seema Sancheti, whose practice has spanned luxury residential and large-scale commercial work since 2005. Compliance with NBC, COA, IGBC, and GRIHA standards is not a feature; it is the floor.
Custom architecture is priced by the built-up square foot of the plan, fixed before the first sketch. The drawing set runs to roughly eleven sheets — site analysis, massing, plans, elevations, structural coordination, and the MEP drawings the contractor will build from. The fee is the only money the project earns the studio: no commissions on materials, no kickbacks, no preferred-vendor arrangements with the trades that will quote against the drawings.
The studio does not execute. The contractor is one the client commissions directly. See the architecture service for the process page and the disqualification cues.
